A Step-by-Step Guide to Financing Your Home Purchase

Understanding the mortgage process can make financing a home feel much less overwhelming. From pre-approval and loan application through appraisal, underwriting and closing, each step plays an important role in getting you to the closing table.

The Home Loan Process — 6 Steps from Pre-Approval to Closing

01 — Get Pre-Approved

 

Before seriously shopping for a home, speak with a mortgage lender about pre-approval. The lender will review information such as your income, credit, debts and available funds to help determine potential loan options and a price range for which you may qualify.
 

Remember, what you're approved to borrow isn't necessarily what you should spend. Consider the monthly payment and overall cost of homeownership when establishing a comfortable budget.

02 — Find a Home & Complete Your Loan Application
 

Once you're pre-approved, you can search for homes with a clearer understanding of your financing. After you find the right property and have an accepted offer, you'll work with your lender to complete or update your mortgage application and provide the documentation needed to move the loan forward.

Continue communicating with your lender and avoid making significant financial changes—such as taking on new debt—without discussing how they could affect your loan qualification.

03 — Review Your Loan Estimate
 

After you apply for a mortgage, your lender will provide a Loan Estimate outlining important details about the proposed financing, including the interest rate, estimated monthly payment, closing costs and other loan terms.

Review it carefully and ask questions about anything you don't understand. Comparing Loan Estimates from different lenders can also help you evaluate your financing options and overall costs.

04 — Appraisal & Underwriting
 

Your lender will typically order an appraisal to help determine the property's value for lending purposes. At the same time, the loan moves through underwriting, where the lender reviews your finances, documentation and the property information.

The underwriter may request additional documents or explanations along the way. Responding promptly and avoiding significant financial changes can help keep the loan process moving toward final approval.

05 — Final Approval & Closing Preparation
 

As underwriting is completed and the lender's remaining requirements are satisfied, your loan moves toward final approval. You'll also receive important closing information outlining the final terms and costs associated with your mortgage.

Review your documents carefully, stay in communication with your lender and closing attorney, and ask questions about anything you don't understand before closing.

06 — Closing & Homeownership
 

At closing, the required documents are signed and the funds needed for the transaction are coordinated. In North Carolina, the transaction isn't complete simply because the documents have been signed—the closing process must be completed and the deed properly recorded.

Once the transaction is complete and ownership has transferred, you'll officially be ready to begin the next chapter as a homeowner.
